The Story of Arrivls

Steven + Kylee

We are Steven and Kylee Niederhauser, a husband and wife team and founders of Arrivls Vacation Rental Management.

Steven’s career history is in mechanical engineering and Kylee has a background in both commercial property management and interior design.

We currently call the Coachella Valley our home, but find ourselves frequenting San Diego and Scottsdale where our rental properties are located.

Before Arrivls, there was The Rockaway House

We purchased our home in Mission Beach in 2017, after living and traveling in Europe for four years (our son was born in Munich, Germany).

Buying a duplex property made home ownership in Mission Beach possible for us, but the house needed a lot of work before we could welcome our first guests. We tore our upstairs apartment down to the studs to give it a full renovation, and in February of 2018 we published our listing for The Rockaway House on Airbnb.

The Rockaway House quickly received rave reviews, had over 97% occupancy in its first year and has continued to significantly outperform the comparable market season after season.

Vacation Home Design + Management

Realizing that we had created a successful formula for setting up and managing a short term rental home, we decided to expand. We added vacation rental home set-up, interior design and property management components to our business and The Rockaway House as a brand slowly evolved into Arrivls.

Our Passion for Hosting

As avid travelers (in our pre-parenting days!) and frequent Airbnb patrons, we transitioned confidently into hosting and continue to enjoy getting to know our guests. We pride ourselves in creating a memorable guest experience across all of our properties and making everyone feel welcome from initial booking through check out.

At Arrivls, we know that many investment property owners are frustrated and looking for change. They are looking for innovative ideas and experienced, hands-on property managers to operate their vacation rental. We’ve encountered companies with seemingly low management commissions but hidden add-on fees, companies with high employee-turnover rates, companies who prioritize larger properties over smaller ones, and companies with antiquated “set-it-and-forget-it” pricing strategies. 

When hearing about these frustrating situations from other rental property owners, we knew there had to be a better solution. This is how we “arrived” at Arrivls, where owners partner directly with our co-founders, encounter no hidden fees or unfair prioritization of listings, and ultimately see higher returns with our dynamic, market demand-based pricing strategies. We also offer full-service set-up and curated interior design services for new-to-market rental properties or to elevate the marketability of your current property.

In our personal travels, we saw first-hand that so many Airbnb and VRBO properties were over-promising and under-delivering. From properties that didn’t match the listing photos, to unacceptable cleaning standards, to unfriendly hosts, it was always a gamble showing up to a property that we had booked. Who wants to start off their vacation with the stress of not knowing what the home you booked online will really look like in person? Or feeling like your questions are a burden on the host? Not us.
